Sometimes being a property manager is easy, other times hard. Every once and a while it is incredibly humorous. The Wednesday War Story is just that, the best of the best “war” stories from property managers.
One such story comes from a high end rental. The new tenant had moved in and only afterwards realized that the beautiful stainless steel fridge did not have water/ice in the door. Finding this VERY upsetting, the tenant continuously called demanding that a new fridge be provided that had water/ice in the door. Now, according to the law an owner/management company must keep appliances (that were provided for upon moving-in) in working condition. No where does it state that the owner/manager must provide ice and water in the door. After weeks of harassment from the tenant finally the owner relented and arranged a time to switch out the fridge.
Upon returning home, the tenant found a fulling working, ice/water in the door, side by side refrigerator of comparable size installed in the kitchen. Unfortunately for this tenant, the owner had chosen to replace the $3000 stainless steel fridge with a 1970’s avocado green used model. Infuriating the tenant. Incredibly upset, the tenant called to complain. Unfortunately, the owner had already installed the stainless fridge into another property and since the green fridge was in working condition, he was not doing anything illegal.
