While a seemingly perfect tenant was residing in a single family home. They asked the landlord if they could install a half-bath in the basement.
The tenant was a licensed contractor, so the owner felt that they would be able to trust them with wanted upgrades, repairs, etc. The landlord happily purchased the supplies and trusted the tenant to make the improvements in exchange for free rent.
After the tenant moves out, the landlord goes into a property to do a move-out inspection. He was shocked to find the bathroom that had been installed in the basement was in the MIDDLE of the bedroom. The basement apparently had 2 area’s that the bathroom could have been installed (the owner didn’t realize one was in the middle of an existing bedroom)
The tenant had that the perfect spot was the drain that was in a finished bedroom. AND, that there wasn’t a need to place full walls around. So what the owner ended up with was literally a toilet in the middle of a room with a pony wall to “block the view”.
