“It’s not MY fault that YOU have a mortgage!” It is a fairly common belief that owners of a rental properties have a lot of money, the reality is that most do have mortgages that have to be paid. Mortgage companies don’t except the excuse of, “my tenant didn’t pay rent this month” as a valid reason why they didn’t get the payment. Unfortunately, the end result of not paying the mortgage is a foreclosure and then both the tenant and the owner suffer.
Wednesday War Story – Someone Else’s Credit?
My credit is REALLY bad, so if you don’t mind, I was going to use my friends social on the application! Unfortunately, this would be considered identity theft! photo credit: www.freeimages.com/ivanvicenio
Friday Fail – Excuse of the Week
I know I didn’t ask if it was ok to get a dog, but I did anyways. What do you mean I can’t keep him…. he’s family! When someone decides to rent out a property they have the right to choose if they would like to allow pets. Simply getting a pet does not mean that you will be allowed to keep it. Talk with your manager BEFORE you bring a pet on to the property to avoid legal consequences.
Friday Fail – Excuse of the Week
I want to apply for the rental but won’t have the application fee till for another week or two. But I ‘totally’ want the home…. Will you hold it for me?
Friday Fail – Excuse of the Week
I can’t pay rent this month because our dog ate some of the carpet from the living room and had to have surgery to remove it. Actually, I need to send you the bill since it is obvious the carpet wasn’t secured properly! The dog was unauthorized, and the carpet was newly installed! photo credit: www.freeimages.com/tomhemeryk
Friday Fail – Excuse of the Week
Sorry, I can’t pay rent right now because YOUR lease says we have to abide by all city and state laws. Now I have to get my dog licensed with the city and have to pay for a rabies shot so they will give me the license! All for a dog that wasn’t authorized in the first place!!
Wednesday War Story – Expectation deflation
In property management, there tends to be a VERY large array of tenants. Some good, some bad and a lot in between. There also tends to be quite a few expectations that are somewhat un-warranted. Here are a few of our favorites… Tenant calling at 2 am because they are out of toilet paper, and needs someone to bring them a roll… Tenant upset that the furnace isn’t working…. because they didn’t pay the gas bill… Current tenants requesting that their roommates have a college degree or higher education only… Tenant running low on funds, asks the manager to make a car payment for them…..
Friday Fail – Excuse of the Week
I haven’t paid my rent because I hardly used the home this past month and I will be out of town for a lot of this probably month.
Friday Fail – Excuse of the Week
I haven’t paid my rent because actually I don’t feel like paying it.
Friday Fail – Excuse of the Week
I don’t have the money for the rent, because I spent it all on Christmas presents for the kids. You don’t expect me to tell my kids they don’t get Christmas presents, do you?
