Time to Winterize

November 14, 2016 by Kallie Holm Leave a Comment

Although it has been a mellow fall so far, It is time to start thinking about winterizing your property. Whether you live there, rent it out or are looking to sell, these are important steps to take to minimize damage caused by the cold weather that is coming.   Landscaping and Roofs: Be sure to turn off sprinklers and blow out the lines with compressed air if at all possible. This will help to  to decrease freezing and cracking in the lines. Clean out the gutters and ground spouts so they won’t get clogged and overflow. Clean off fallen leaves on the sidewalks/grass to reduce hazards and this..

Why do inspections?

November 7, 2016 by Kallie Holm Leave a Comment

Why should you conduct rental inspections?   No matter how thoroughly you screen tenants, routine inspections are a must for a professional property management company. Inspections are done to protect the property and the rental owners investment, not necessarily because you don’t trust the tenant.   Regular inspections benefit both the tenant and the owner/management. These inspections can help to identify any maintenance or issues that need fixing prior to becoming major expenses and/or damages.  You can also follow up on your residents to make sure they are complying with the lease agreement and conducting their maintenance responsibilities.  And of course, if any damage is being done..

Smelling like Fall

October 3, 2016 by Kallie Holm Leave a Comment

Our Sense of Smell… The sense of smell is closely linked with memories, probably more so than any of our other senses.  It causes a recollection of memory, emotion and even attraction. Smells can shape our moods, our behavior and and our decisions. Yet it is something that goes mainly “un-noticed” in our daily lives. So why wouldn’t we want to cause a positive reaction to the “smell” of a home. With Fall at our door, why not make your home smell just a bit more like the weather.  Whether you are selling a home, renting it out, or simply having friends over, here are some..

Should you Rent or Buy?

September 12, 2016 by Kallie Holm Leave a Comment

Should I rent or should I buy? How do you know when you are ready to buy?  Should you keep renting and save more?  What is the benefit of home ownership?  These are all questions that we ask at sometime in our lives?  Here are some common questions you should be asking if you want to know whether it is right for you to buy or rent.    Is your rent on the rise? The majority of rents in Utah are not “rent controlled” which means that they can rise as much or as little as the market bares. Sometimes they increase slightly, but other..
