A irate tenant calls complaining that there are ants in the apartment. She states that they are infesting the property. The owner of the property immediately calls a pest control property and send them out to clean up the pests. A week later, the tenant calls again, stating that the ants are back, and demands a different pest control company comes out since the first one obviously didn’t know what they were doing. The owner, once again complies… And once again, a week later she calls with the same complaint. Finally the owner, upset at ‘losing’ so much money, hires a property manager to handle..
I know rent is due on the 1st, but I already spent the money from my pay check on a new TV, it was on sale and I couldn’t pass up the deal. I’ll have pay rent in two weeks when I get my next check…
A resident calls quite upset stating that the owner needs to pay for a new roof NOW! After calming them down, the manager inquires as to what is wrong with the roof. The tenant exclaims that it is SO loud when it rains that it is now affecting her life! Unfortunately, it is a metal roof that is less than 2 years old. Time to get some ear plugs if she doesn’t like the sound of rain on a metal roof!

After two years of residency a tenant was served notice of a rental increase. The next month when the manager received the rent, it was for the ‘old’ rent amount. After chasing down the tenant to inquire why they didn’t pay the new/full amount. The tenant replied, “Oh, I thought i didn’t have to pay that if I didn’t want to!”

In property management, there tends to be a VERY large array of tenants. Some good, some bad and a lot in between. There also tends to be quite a few expectations that are somewhat un-warranted. Here are a few of our favorites… Tenant calling at 2 am because they are out of toilet paper, and needs someone to bring them a roll… Tenant upset that the furnace isn’t working…. because they didn’t pay the gas bill… Current tenants requesting that their roommates have a college degree or higher education only… Tenant running low on funds, asks the manager to make a car payment for them…..
