I’ve decided that I want to pay rent at the end of each month. So you’ll get your money on the 30th! In this situation the lease prevails. If the rent is due on the first, it can not be changed without the agreement of everyone (tenants & management/owners).
During a regular, routine inspection, the tenant asks the manager to NOT go into the kitchen. Unfortunately for the tenant, the manager needed to go into the kitchen to complete the inspection. Upon entering the kitchen, the tenant tried to explain… “I saw a great Pintrest picture with open shelving….” Needless to say the tenant had removed EVERY cabinet door and drawer from the kitchen. When they were informed they needed to put the kitchen back together, they found that when they removed doors & drawers they didn’t label them and even the slightest difference was VERY noticeable, and cost them a lot of time..
I know I didn’t ask if it was ok to get a dog, but I did anyways. What do you mean I can’t keep him…. he’s family! When someone decides to rent out a property they have the right to choose if they would like to allow pets. Simply getting a pet does not mean that you will be allowed to keep it. Talk with your manager BEFORE you bring a pet on to the property to avoid legal consequences.
It is fairly common for people to assume that expenses are not theirs. In property management it is a daily occurrence. Here are some of the common expenses that are the tenants responsibility that are often assumed to be ‘included’ in a rental: Lightbulbs: #1 on this list is definitely lightbulbs. Upon moving in the light bulbs should all be working. The resident’s use of the lights is what causes them to need to be replaced. This is why it is typically the residents responsibility to change them when they burn out. Furnace Filters: Along the same lines as light bulbs, filters become dirty through..
I didn’t know I had to give notice when I moved out? This excuse has been used over and over throughout the history of rental properties across the world. The important thing to note, for both tenant and landlord/manager, is that you are legally bound by the contract that you sign. In the state of Utah, the rental contract spells out the amount of notice that must be given by the tenant and/or management, and is enforceable from the moment it is signed. Not thoroughly reading your lease agreement does not exempt you from paying rent.
Sorry, I can’t pay my rent this month because infertility treatments are REALLY expensive and I REALLY want another baby! * Permission was given to post this comment from the tenant who stated it. We hope that it can be used as a teaching moment to show that even though a reason may feel like the most important excuse in the world, it is still breaking the terms of a lease agreement.
I want to apply for the rental but won’t have the application fee till for another week or two. But I ‘totally’ want the home…. Will you hold it for me?
A tenant calls the manager furious that her child is being ‘eaten alive by mosquitoes’. She states that the management needs to do something about this ‘infestation’ immediately. The manager calls pest control and sends them out the next morning to remedy the problem. Within 15 minutes of the appointment, the exterminator calls the manager with an update. Unfortunately, the mosquito bites were from the kids sleeping out on the dock at the lake out back….. He can’t exterminate nature!
I have to go to a funeral next week, so I just don’t have time to come by to pay the rent. I’ll have to pay it when I get back in town. While we fully understand that it is hard to lose someone, there are luckily multiple different ways to pay rent now that don’t require you to physically come into the office.
How many times does a tenant need to be locked out before they understand they were evicted? Sometimes way too many. Recently we obtained an eviction order and had the tenant locked out. Later that evening, the tenant broke back into the property and resumed living there as though noth- ing happened. The police were called the following day and instructed them to leave. They left and a few hours later returned. The police were called again, and waited while the tenants re- moved motor homes and vehicles and the property was secured. Later that same evening, the tenants broke back into the property and..
